SELLER’s PRE-LISTING INSPECTION

When selling a home, a pre-listing inspection is beneficial for a couple reasons.  First off, your inspection report will notify you of any repairs that are recommended so you can choose what, if any, repairs you want to undertake prior to listing.  Secondly, this report may supplement your Seller Disclosure so everything is laid out on the table upfront.  Finally, many buyers will accept the Seller’s Pre-Listing Inspection which can make the selling process much smoother and avoid 11th hour negotiations.

PEST INSPECTION

Pests and WDO’s (wood destroying organisms) can be very destructive in a home. Some lenders require a Pest Inspection to be performed before lending any money. We can assist in scheduling a Pest Inspection with a Licensed Pest Inspection company to happen at the same time as the Home Inspection.

BUYER’s INSPECTION

When you purchase a home, you want to make sure there are no major surprises that may affect your pocket or your family’s safety.  We will scour the home for any deficiencies and safety hazards to help you make a knowledgeable purchasing decision.

And, if we miss any major issues in your Home Inspection and you’re unhappy, we will buy your home back from you for the full purchase price!

11TH MONTH WARRANTY INSPECTION

When you buy a new home, the Builder provides a home warranty to help with craftsmanship repairs, equipment issues, or other components that may fail early on.  An 11th Month Warranty Inspection will highlight any issues that may fall under your warranty and assist you in getting the Builder to make these repairs.  Otherwise, you’ll be left to fend for yourself.

FOUR POINT INSPECTION

Many insurance providers are requiring an inspection prior to providing or renewing homeowner’s insurance.  This is called a 4-Point Inspection because it covers four major systems in the home which include the Roof, Electrical, HVAC, and Plumbing.

This is a scaled down version of a full general home inspection and so is the cost of the inspection.

POOL AND SPA INSPECTION

Pools and Spas can be relaxing and therapeutic additions to any home, but only if they’re safe and properly maintained.  We will provide a comprehensive safety report so you will feel very comfortable the next time you want to take a dip!

Should I walk around the house with you?

Absolutely. I’m happy to explain everything I’m looking at. There will be times where I need to focus and evaluate, but feel free to tag along and ask questions.

Can my agent be there too?

Yes! Agents are encouraged to be there and be engaged so they can know what they’re writing up in your Repair Request Addendum.

The Report

What should I be looking for?

My reports have lots of images to help you recall what you’re looking at. I break down my reports into areas that are safety hazards and other recommended items to fix/ask for.

The summary will be the most helpful area of the report, right at the top.

Will there be recommendations on who to call?

With each defect I include which type of contractor you will need to search for to get quotes.

Can I call you if I have questions after the I get the report?

Absolutely. This is one of my favorite parts. Call, text or email.

Can you give me some preferred contractors to call?

I have a few contractors that I’ve worked with in the past that I can recommend. I still recommend you contact at least 3 in each area for quotes and do your own research.
